Investment advisory

Informed Decisions, Before You Commit.

Property can be a strong long-term asset — but only when it is bought for the right reasons, at the right price, with clean title and realistic expectations.

Our property investment advisory service gives you an experienced, straight-talking partner in Abuja. We help you clarify what you are trying to achieve, find properties that fit that objective, examine each option critically and organise the verification work that protects your money.

We serve individuals buying a first investment property, families building a portfolio, corporate organisations acquiring premises, and Nigerians in the diaspora who want to invest at home with confidence.

How we help

Advisory Support at Every Stage

01

Objective Setting

We start with your goals: rental income, long-term capital growth, owner-occupation, or a combination. Your timeline, budget and appetite for risk shape everything that follows.

02

Property Sourcing

We identify properties that genuinely match your objective and specification — and tell you plainly when an option does not.

03

Option Assessment

For each shortlisted property we look at location, access, condition, likely tenant demand, service charges and running costs, and resale considerations.

04

Title Verification Support

We coordinate official searches and document review with your appointed lawyer so that title issues surface before any payment, not after.

05

Diaspora Enquiries

Video inspections, photo reports, structured written summaries and guidance on safe payment practices for investors living abroad.

Risk & due diligence

The Questions Every Investor Should Ask.

Most property losses in Nigeria are avoidable. They usually come from skipped checks, rushed payments or undocumented agreements. Before recommending any property, we work through considerations such as these:

  • Is the title genuine and does the seller have the right to sell?Documents should be checked against official records, and the seller's identity and authority confirmed.
  • Are there encumbrances or disputes?Mortgages, caveats, pending litigation or family disputes can make a purchase risky or unenforceable.
  • Will the transfer be properly perfected? In the FCT, transfers of a statutory right of occupancy generally require the consent of the Minister under the Land Use Act — budget time and cost for it.
  • Does the building meet planning approvals?Development without the required approvals can expose owners to enforcement action.
  • Are the numbers realistic?Rental demand, vacancy periods, service charges, maintenance and taxes all affect the real return.

Our position on returns

Honest Advice Over Promises.

We do not promise or guarantee investment returns, and you should be cautious of anyone who does. Property values and rental income depend on many factors outside any adviser's control. What we can promise is a disciplined process, honest assessments and careful verification — the foundations of a sound decision.

Our advisory service is general property guidance and does not constitute legal, tax or regulated financial advice. We recommend that every buyer retains an independent lawyer and, where appropriate, a tax adviser.

Our promise

Every property we present is inspected and verified, so you invest with complete peace of mind.

Questions

Advisory FAQs

Do you only advise on properties you are selling?

No. Our advisory role is to help you make the right decision. We can assess a property you have found yourself, as well as properties we source for you.

Can you represent me if I am in the diaspora?

Yes. We regularly support diaspora investors with sourcing, inspections, verification coordination and progress reporting. We also explain how to make payments safely and how to structure any power of attorney with your lawyer.

Is title verification the same as legal advice?

No. We support and coordinate the verification process, but your independent lawyer should conduct the legal search review and advise on the transaction documents.

Do you help with commercial property investment?

Yes. We advise on offices, retail and other commercial premises as well as residential property.
